Breaking News: The Most Famous House in America… SOLD!

The Razor legacy lives on and, finally, with a new owner! In one of the most expensive home sales in 2 years, The Razor residence in La Jolla, California closed for $14.1 million this week. The purchase of the renowned “Residence of Art“ by Donald A. Burns from broker Bob Hurwitz was finalized late in the afternoon on Tuesday, December 20, 2011. The new owner Donald A. Burns is a 47-year-old real estate investor from Palm Beach, Florida. Here’s an excerpt from the recent Sign On San Diego article featuring an interview with Bob concerning the sale…

“‘The guy is a sophisticated real estate investor,’ said Hurwitz, adding that the sale was the most ‘complex and convoluted’ one he’s ever completed in his 31-year real estate career, given all the players involved.”

As another article in the La Jolla Patch noted, The Razor sale was a long-time coming after three years and several auctions. Donald A. Burns negotiated his way to what ended up being only about one-third of the original asking price. For this magnificent masterpiece designed by Wallace E. Cunningham, an Architectural Digest Top 100 Designer, that includes an infinity pool, rooftop deck and floor-to-ceiling glass for jaw-dropping views from every room, $14.1 million was a small price to pay. After all, according to real estate sourcesit was “The most extensively marketed home in the history of residential luxury real estate.”

Wall Street Journal Features Luxury Log Cabin on Lazy Bay Island

The Wall Street Journal recently published an article featuring Bob Hurwitz’s listing for the incredible private Lazy Bay Island estate in magnificent Northwest Montana. The article describes how owner former Montana state senator Dan Weinberg purchased the 10-acre island on Whitefish Lake for $4.5 million, and began construction of the luxury log cabin in 1999. The 7,500-square-foot cabin with five bedrooms and five baths was completed in 2001 with the island connecting to the mainland via a short bridge.

The Wall Street Journal Addresses the Increased Number of Auctions for Luxury Estates

Real estate auctions used to be associated with short sales and bank owned properties, but this is no longer the case. A recent article in The Wall Street Journal explores the recent market trend of high-end property owners getting hit with price cuts and resorting to auctioning their estate, mansion or penthouse.

The Wall Street interviewed Hurwitz James founder and broker, Bob Hurwitz to get his opinion on auctions within the high-end, luxury real estate market. As you may have heard, our recent auction of the architectural masterpiece The Razor was unsuccessful. Here is what Bob told the Wall Street after the experience.

The process doesn’t benefit sellers, who assume all the risk by paying marketing fees up front . . . auctions can also turn off potential buyers who don’t want to pay an additional 8% to 12% in premiums after the sale, which can amount to a million dollars or more for an expensive home. “It just doesn’t make sense,” he said.

UPDATE: New Terms for the Razor Residence Auction Nov. 10

The terms for the auction of the world-famous Razor Residence, designed by renowned architect Wallace E. Cunningham, have been changed. Interested bidders are no longer required to wire in $500K to the trustee one week prior to the auction. Instead, bidders are now allowed to show proof of funds to close the sale two days prior to the auction! This change is to encourage interested parties to seal the deal before the auction in order to get the best price possible.
