Nicole Murphy’s Listing of Brentwood Home Featured in LA Times

Only 24 hours after listing the Celebrity Villa in Brentwood, California in the MLS, Hurwitz James Company had already scheduled three showings. Now, with the recent publicity from the Los Angeles Times, it’s safe to say that there will be more showings to come.

The Celebrity Villa, which is currently listed at $6.95 million, was the former residence of ex-model and ex-wife of Eddie Murphy, Nicole Murphy, and former New York Giants player Michael Strahan. The two purchased the 9,200 square-foot home located in the prestigious Brentwood neighborhood in 2009, but are selling it simply because they rarely use the home, according to the LA Times’ quote of Bob Hurwitz.

The villa has six bedrooms, eight baths and was designed in an exquisite Mediterranean style with rich, warm interiors and custom finishes. The magnificent master suite is fit for royalty with its sitting area, fireplace, dual bathrooms, expansive closets and own balcony. An entertainer’s dream, the estate boasts top tier amenities including a theater, wine cellar, an elevator, swimming pool and spa.

The Wall Street Journal Addresses the Increased Number of Auctions for Luxury Estates

Real estate auctions used to be associated with short sales and bank owned properties, but this is no longer the case. A recent article in The Wall Street Journal explores the recent market trend of high-end property owners getting hit with price cuts and resorting to auctioning their estate, mansion or penthouse.

The Wall Street interviewed Hurwitz James founder and broker, Bob Hurwitz to get his opinion on auctions within the high-end, luxury real estate market. As you may have heard, our recent auction of the architectural masterpiece The Razor was unsuccessful. Here is what Bob told the Wall Street after the experience.

The process doesn’t benefit sellers, who assume all the risk by paying marketing fees up front . . . auctions can also turn off potential buyers who don’t want to pay an additional 8% to 12% in premiums after the sale, which can amount to a million dollars or more for an expensive home. “It just doesn’t make sense,” he said.

Visit The Wall Street Journal online to Read the rest of the article and hear what other luxury real estate brokers like Bob Hurwitz had to say about the auctioning process in the current market.
